With house prices on the rise but unsustainable mortgage rates caused by government failings, you may be looking at ways to ensure that your house is looking top of the market before the potential crash. If you are looking to boost your property’s value heading into 2023, here are a few things that you may want to consider.

Energy efficiency

With the rising cost of living and energy crisis, the energy efficiency of your home is likely to be a key consideration for potential buyers. While this may take an initial investment from you, it is likely to pay off in the long run. 

80% of people said that the energy efficiency of their next home is more important to them that it was a year ago so ensuring that you have insulation in your walls and roof such a cavity wall insulation, is key to adding value to your home. You may also look to install double or triple glazing as homes can lose a lot of heat through the windows. Garden

With many of us realising how lucky we are to be outdoors after multiple lockdowns over the past few years due to the pandemic, gardens are fast becoming the focal point of homes. As such, you may want to consider hiring a landscaper to add some modern paving slabs or a decking area to your garden to increase the kerb appeal of your home. This will also attract buyers who are looking for entertaining spaces which are on the increase as people want to make the most of the time they have with family and friends.

Buyers also place a lot of emphasis on storage so outbuildings like sheds can add value to your home. 

Convert your garage

One great way to add value to your home is to convert your garage into an extra room. With many of workers now finding themselves on hybrid contracts or being fully remote, having a specific office space for work is essential in the quest for a healthy work-life balance. As such, if you have a garage, converting it into an office space is a great idea. This space could also be used as a spare room or playroom, depending on what suits your needs, but regardless of function, results in an increased square footage which is noted as being a top priority for buyers.
