“Unprecedented” office demand drives £8m Swindon redevelopment

An £8 million redevelopment of 2 Newbridge Square has been brought forward after more than 75,000 square feet of office space was let at the neighbouring building in just 12 months.

Developers FI Property Group say the rapid take-up at 1 Newbridge Square reflects growing demand for high-quality Grade A office space in Swindon town centre.

The refurbished office building has attracted several major organisations, including Cotswold Outdoor, Thames Water, Stagecoach and AtkinsRéalis, with the development now around 80 per cent occupied.

Commercial property agents involved with the scheme say the pace of lettings is unlike anything they have experienced in the local market.

Daniel Smethurst, founder of Smethurst Property Consultants, said: “One Newbridge Square has undoubtedly set a new benchmark for office accommodation in Swindon.

“The exceptional quality of the refurbishment has helped shift occupier focus back towards the town centre, reinforcing its position as a prime business destination and complementing major regeneration initiatives such as Fleming Way.

“Achieving around 80 per cent occupancy within a year of practical completion is a strong endorsement of the quality, flexibility, and appeal of the space on offer. By catering to both large and small floorplate requirements, 1 Newbridge Square has fostered a diverse and inclusive business community, creating a vibrant hub for organisations of all sizes.”

Bradley Forbes, partner at Loveday Chartered Surveyors and Property Consultants, said: “For me personally, the success attributed to Newbridge Square is in the main part, due to FI providing a product that is undeniably the best in our local market.

“From the outset, FI have listened to our advice as local agents and taken this on board in shaping the project and specification of the buildings that have subsequently been marketed.”

Following the success of 1 Newbridge Square, FI Property Group is now investing a further £8 million to transform 2 Newbridge Square. The redevelopment forms the next phase of the company’s investment alongside Kimmerfields as part of Swindon Borough Council’s wider regeneration programme, with construction expected to begin in early 2027.

The latest project follows FI’s combined £11.5 million investment in refurbishing 1 and 3 Newbridge Square, developments which have helped bring new businesses into the town centre.

Councillor Matthew Vallender, Swindon Borough Council’s Cabinet Member for Culture, Planning and Regeneration, said: “It’s great to see FI Property Group continue to invest in the future of Swindon’s town centre with this £8m transformation of 2 Newbridge Square.

“FI’s continued confidence in the town reflects the real momentum building here, and we look forward to working alongside them and the wider business community to create a town centre where businesses and residents can thrive.”

The latest figures suggest demand for premium office space in Swindon town centre remains strong, with developers and commercial property agents pointing to continued confidence as regeneration projects reshape the area.
